Frisco, Colorado Real Estate

Tucker Zimmerman is a Summit County Realtor with Slifer Smith & Frampton — and I actually live in Frisco. Have for years. I know which HOAs are healthy, which buildings have deferred maintenance coming, which locations deliver on what buyers say they want, and which ones look good in photos and disappoint in person. If you are buying or selling in Frisco, that context matters.

Frisco, Colorado: The Case for Buying Here

I will be straight with you: Frisco is the best town in Summit County to own real estate. I am not just saying that because I live here. The case is genuinely practical.

Frisco sits at the geographic center of Summit County, roughly equidistant from Breckenridge, Copper Mountain, Keystone, and Arapahoe Basin. Four major ski resorts within a 20-minute drive, without the traffic dead-ends you deal with driving into Breckenridge or the resort-captive pricing you pay at Copper. You get a real Main Street with actual restaurants and shops, Lake Dillon a few minutes away, the Summit County rec path running through town, and a community that exists year-round and not just during ski season.

The honest tradeoff: Frisco is not ski-in/ski-out. If rolling out of bed onto a chairlift is the entire goal, Copper Mountain or Keystone are worth a look. But if you want a property that works as a second home, a rental, a full-time residence, or some combination over time, Frisco is the most versatile market in the county. Supply is structurally constrained. The lake, the mountains, and the National Forest surrounding the town are not going anywhere.

Summer here is genuinely underrated. The lake is better than people expect, the events calendar runs May through October, and the town stays alive after ski season in a way most resort communities do not. That year-round usability drives both rental income and long-term resale value.

Frisco Neighborhoods: Where to Focus

Two condos at the same price in Frisco can have very different ownership experiences depending on where they sit in town. The full breakdown is in the Frisco Neighborhood Guide. The short version:

  • Downtown / Main Street — walkable, active, close to everything. Buyers pay a premium and it holds value well. Best if you want to use the property heavily and leave the car parked.
  • Lake Dillon Corridor — lake views, marina access, the rec path along the water. Some of the best views in the county. If lake orientation is the priority, this is where to focus.
  • North Frisco — rec path access, mix of townhomes and condos, generally more affordable than Main Street. Good balance of access and value.
  • South Frisco / Mount Royal — more residential, National Forest access, quieter. Better for buyers who want a real home rather than a resort condo.
  • Waterdance — newer single-family homes, more space, less walkable. The right fit for a specific buyer, not the default picture most people have of Frisco.

Not sure which area fits what you are looking for? I can usually narrow it down in one conversation. Call or text me before you start touring.

Property Types in Frisco

Condos are the most common entry point and range from studio ski boxes near the old base area to three-bedroom lake-view units with full amenity packages. HOA health varies significantly between buildings and it is not a detail to skip. Reserve fund status, insurance coverage, pending assessments, and rental restrictions can shift the economics of a purchase considerably. I pull HOA documents on every deal I work. See Frisco condos for sale.

Townhomes and duplexes offer more space and typically more storage, which matters more than buyers expect once you are actually living the mountain life. Most do not have the amenity packages of condo buildings, but you get a garage, a private entry, and usually fewer HOA restrictions. See Frisco townhomes for sale.

Single-family homes in Frisco are limited in supply and hold value stubbornly. When they hit the market they move quickly. Most inventory is in South Frisco, the Mount Royal area, and Waterdance. See Frisco single-family homes.

Whatever type you are evaluating, the location within Frisco, HOA financial health, and STR licensing picture matter as much as the unit itself. Those are the details that separate a good purchase from a great one. Happy to walk you through it.

Short-Term Rentals in Frisco

Good news: Frisco has a real, functioning STR licensing program and it is one of the more accessible paths in Summit County. The town caps STR licenses at 25% of total residential doors townwide. Right now that cap means a waitlist, with a realistic timeline of roughly 9 to 12 months from closing to rental-ready depending on where you land in the queue. Not ideal, but absolutely workable if you plan for it going in.

Important to understand: licenses do not transfer on sale. Even if the seller was running a successful rental the day before closing, you start the application process fresh after you close. You get in line, you wait, you get your license. Plan your cash flow accordingly.

Frisco STR quick facts

Town of Frisco license required. Summit County license also required. Cap at 25% of residential doors townwide. Licenses do not transfer on sale. Estimated current wait: 9 to 12 months. Guest tax approximately 16.375% collected from guests at checkout.

One thing that catches buyers: some properties with a Frisco mailing address are actually in unincorporated Summit County, not inside Town of Frisco limits. Completely different licensing program, different application process, different timeline. Always confirm jurisdiction before assuming which rules apply. The Summit County GIS tool is the right way to check.

Full licensing details: Frisco STR guide. Countywide comparison: Summit County STR hub. Want to know where the cap stands right now? Call me directly — I track this.

Things Frisco Buyers Get Wrong

  • Assuming the mailing address determines the STR program. It does not. Some Frisco-address properties are in unincorporated Summit County with a completely different licensing structure. Check the GIS first.
  • Skipping HOA due diligence. Two condos at the same price can have a $300/month difference in dues, totally different reserve fund health, and one might have a significant special assessment coming. I pull HOA documents on every deal. If your agent is not doing that, ask why.
  • Buying for ski access without thinking through drive time. You are driving or taking the Summit Stage shuttle from Frisco to the resorts. For most buyers that is a fine tradeoff for the town access and pricing. For a small number it is a dealbreaker. Know which one you are before you fall in love with a unit.
  • Not thinking about storage from the start. Mountain life means gear. Skis, bikes, kayaks, paddleboards, snowshoes. Units with a dedicated ski locker, garage, or storage unit rent better and hold value better. Worth paying a small premium for.
  • Comparing Frisco only to Breckenridge. Breckenridge gets more attention but Copper and Keystone are both worth evaluating. The STR differences alone can meaningfully change the investment math.

Selling in Frisco

Frisco holds its value well but positioning matters. Buyers in this market compare your property against everything active across Summit County, and the informed ones ask about HOA health, STR licensing status, storage, and recent comps before they write an offer. Frisco Real Estate FAQs

Is Frisco a good place to buy a second home?

It is my genuine first recommendation for most second-home buyers in Summit County. Central location, year-round usability, walkable town, lake access, four ski resorts within easy reach. The right property depends on your budget, how often you plan to use it, and whether rental income is part of the equation. Happy to talk through your specific situation.

Is Frisco ski-in/ski-out?

No. You drive or take the free Summit Stage shuttle to the resorts. For most buyers that is a fine tradeoff for the town access and pricing relative to resort-base properties. If ski-in/ski-out is a firm requirement, look at Copper Mountain or Keystone.

Can I short-term rent a property in Frisco?

Yes, with a Town of Frisco STR license and a Summit County license. The town caps licenses at 25% of residential doors townwide, so there is currently a waitlist estimated at 9 to 12 months. Licenses do not transfer on sale. Full details in the Frisco STR guide.

How does Frisco compare to Breckenridge?

Breckenridge has more name recognition and higher prices, a more complicated STR path, and a more destination-resort feel. Frisco is more affordable, more central, has a more accessible STR program, and functions as a real town year-round. Neither is objectively better — depends entirely on what you are optimizing for.

What should I watch out for when buying a Frisco condo?

HOA reserve fund health, pending special assessments, insurance coverage, rental restrictions at the building level, storage and parking situation, and whether the property is inside Frisco town limits or in unincorporated Summit County. These details shift the real economics of a purchase more than most buyers expect.
