Keystone, Colorado Real Estate

A gondola-served resort that became its own town in 2024, with a short-term rental program that still has room in it. Here is how the market actually works before you buy.

Written by Tucker Zimmerman, Summit County Realtor with Slifer Smith & Frampton.

Keystone is the Summit County resort that gets underestimated. It sits about 20 minutes past Frisco, it runs its own ski mountain with night skiing, and in 2024 it became one of Colorado's newest incorporated towns. For a buyer, the appeal is straightforward: it is still a place where the numbers on a rental can pencil, because the town has not capped short-term rental licenses the way Breckenridge and Frisco have. That single difference drives a lot of the buying here.

The rest of the decision is about matching the right pocket of Keystone to how you actually plan to use the place. The base villages, the valley homes, and the golf-course neighborhoods are three very different products at three different prices, and the mistake is treating them as interchangeable. This page walks the whole market: property types, the villages, the rental rules, the things that trip buyers up, and where to look next.

Jurisdiction

Its own town

Incorporated in 2024, with its own short-term rental program.

STR licenses

No cap, for now

Unlike Breckenridge and Frisco, no waitlist as of this writing. Confirm before you count on it.

The village

Gondola base

River Run is the walkable base village; Mountain House and the valley are quieter.

Golf

Two courses

The Ranch course on the high meadow and the River course down in the valley.

Property types in Keystone

Most of Keystone is attached housing built around the base areas, with a smaller number of single-family homes out in the valley and along the golf courses. What you buy shapes everything that follows: the price, the rental setup, the HOA, and how close you actually are to the lifts. Start with the type, then narrow to a building or neighborhood.

Keystone condos

The bulk of the market. Studios to penthouses in the River Run and Mountain House base buildings, most rental-capable, closest to the gondola and the lifts.

Townhomes & duplexes

More room than a condo, usually a private garage, spread from River Run to the east side. A middle ground between a base unit and a full house.

Single-family homes

The rarest option here. Detached homes in the valley and along the golf courses, including Keystone Ranch and the Old Keystone Golf Course enclave.

Keystone villages and neighborhoods

Keystone is not one place. It is a string of base areas and outlying pockets along the Snake River valley, and the differences between them are real. Here is how they break down.

River Run Village

The newer, walkable base village at the foot of the gondola, with restaurants, shops, and the most rental-oriented condo buildings. This is where most first-time Keystone buyers look. Buildings here include Silver Mill, Red Hawk Lodge, The Springs, Kindred Residences, and the ski-in Timbers and Lone Eagle.

Mountain House

The original base area near the Peru lift and the beginner terrain, quieter and more established than River Run. The buildings tend to be older, which often means larger floor plans for the same bedroom count. Buffalo Lodge and the Dakota and The Pines sit in this part of the resort.

East Keystone and Ski Tip

The east side, toward Keystone Gulch and the historic Ski Tip Lodge, holds much of the resort's newer attached-home construction along with quieter townhome pockets. It trades slopeside walkability for space and privacy, with the free shuttle covering the trip to the mountain. Ski Tip Ranch is one of the townhome communities out here.

Keystone Ranch and the valley

Up the west side of the valley are the detached homes and golf neighborhoods, the closest thing Keystone has to a traditional single-family setting. Keystone Ranch sits on the high meadow along the Ranch course, and the Old Keystone Golf Course subdivision sits along the River course in the valley. These are owner and second-home neighborhoods more than rental plays, and a couple of them limit rentals at the HOA level.

Short-term rentals in Keystone

This is the reason a lot of people buy in Keystone instead of Breckenridge, so it is worth getting right. Keystone runs its own short-term rental program as a town, and as of this writing it does not cap the number of licenses. That is a meaningful difference from Breckenridge and Frisco, where new buyers can land on a waitlist and wait to rent. It is also a rule that can change, so confirm the current program before you buy on the assumption you can rent.

Two things buyers get backwards on the tax and the license

The town lodging tax on stays is collected from the guest at checkout, like a hotel tax. It is not skimmed off what you earn as the owner, so it does not lower your take on a booking.

The rental license does not transfer when a property sells. A new owner applies for their own, so never assume an existing license comes with the unit.

The town sets the floor, but your building or neighborhood can be stricter. A few Keystone HOAs cap or limit rentals, and the deed-restricted workforce housing is off-limits for nightly use entirely. Before you write an offer with rental income in the plan, read the current Keystone short-term rental rules and the association's own documents. The county-wide picture is on the Summit County short-term rental hub.

What makes Keystone tricky to buy in

None of these are dealbreakers. They are just the details that catch buyers who treat Keystone like a single, simple market.

The mailing address is not the jurisdiction. Keystone only became a town in 2024, and plenty of listings still carry Dillon mailing addresses. The address tells you where the mail goes, not which rules apply. Confirm the parcel on the Summit County GIS map.

Two golf courses, confusingly named. Keystone has a Ranch course on the high meadow and a River course down in the valley. The subdivision called Old Keystone Golf Course actually fronts the newer River course, not the original one, which trips people up.

Ski-in, ski-out is a spectrum. A lot of buildings are marketed as walkable to the gondola, which is not the same as skiing to your door. If true ski-in access matters to you, verify it building by building rather than trusting the phrase.

Base condo or valley home are different animals. A River Run studio and a valley house share a town and almost nothing else: different HOA, different rental setup, different buyer. Pick the use case first, then the property.

Selling in Keystone

If you already own here, the rental angle cuts both ways: strong nightly demand and the town's open licensing make Keystone units genuinely marketable, but pricing and timing still decide how well you do. I keep current numbers on the Keystone market report, and the data-driven Summit County Seller Playbook covers what actually moves a sale here, including the best time to sell. When you are ready to talk through your specific property, start on the selling page.

Keystone real estate FAQs

Is Keystone its own town?

Yes. Keystone incorporated as a town in 2024, one of Colorado's newest. That matters because the town, not the county, now runs its short-term rental program and other local rules.

Can I short-term rent a property in Keystone?

In most cases yes, with a town license, and as of this writing the town does not cap the number of licenses. Your building or HOA can still restrict rentals, and deed-restricted housing cannot be rented nightly, so confirm the current town rules and the association documents before you rely on rental income.

Does a Keystone rental license transfer when I buy?

No. The license does not transfer with the sale. A new owner applies for their own, and the town lodging tax is collected from the guest on top of the nightly rate, not deducted from what you earn.

Is Keystone ski-in, ski-out?

Some of it. A number of River Run and slopeside buildings are true ski-in, ski-out, but many more are a short walk or shuttle ride from the lifts. Verify it building by building rather than trusting the listing language.

What kinds of homes are in Keystone?

Mostly condos in the base villages, a smaller set of townhomes and duplexes, and a limited number of single-family homes in the valley and along the golf courses.

How does Keystone compare to Breckenridge for investors?

The headline difference is licensing. Breckenridge caps short-term rental licenses in much of town and runs a waitlist, while Keystone currently does not. That does not make Keystone automatically the better buy, but it removes a barrier that stops some Breckenridge purchases cold. The right answer depends on the specific building and how you plan to use it.

Where should I start looking in Keystone?

Start with how you will use it. For nightly rental and lift access, look at the River Run and Mountain House condos. For more room and a garage, look at the townhomes. For a detached home, look at the valley and golf neighborhoods. I am glad to point you to the right pocket for your plan.
